Surveying Updates
Lynwoods has recently enjoyed a number of new instructions carrying-out a range of building surveys and defect reports. We’ve seen an increase in the number of requests to inspect properties of non-standard forms of construction – for example precast concrete homes, ‘no-fines’ concrete homes etc. We’ve also seen an increase in the number of requests to clarify building defects for the sake of mortgaging or insurance purposes.
Both of these issues are very interesting. We understand that a lot of lenders are anxious about borrowing against homes of non-standard forms of construction due to queries over their long-term performance and lifespan. Mortgage valuation surveyors also tend to misdiagnose some building defects and place them into more severe mortgage-risk categories, thereby delaying or severely jeopardising the chances of successfully obtaining mortgages.
